SURVEY TYPES
WE OFFER THE FOLLOWING TYPES OF SURVEYS:
 
Boundary Survey

"Boundary Survey: A survey, the primary purpose of which may include, but is not limited to, the determining of the perimeters of a parcel or tract of land by establishing or reestablishing corners, monuments, and boundary lines for the purpose of describing, or platting or dividing the parcel."

The Boundary Survey is the basis of all recordable surveys and applies to all types of real property ranging from urban residential lots to rural farms and acreage. 

On larger tracts of land, clients often request to have their property lines "cut-out and marked."  This involves manually cutting the brush along the property lines, and "hacking" or "blazing"  two horizontal chop marks on significant trees within an "arms reach" of the property line.  The "hack" marks will scar over, and the line trees can be found many years after the survey was performed.  This is particularly useful to foresters when dealing with timber sales.

Division Survey

We offer a wide variety of division surveys including Estate Divisions and Lot Divisions.  When density is created, being the creation of a new lot or parcel of land, local government ordinances may apply.  We would be happy to sit down with you to discuss your goals and aid in the planning and approval processes.  For larger projects or planned developments, Louis Tisdale's sister company, Black River Land Services, offers complete planning and development services.



 
Closing/Mortgage Survey

"Closing/Loan or Mortgage Survey: A boundary survey of a parcel or lot which includes all improvements obvious and apparent found on the property, to be used in the preparation of a mortgage, loan or deed document." 


 
Foundation Survey

A foundation survey contains the same information as a Closing/Mortgage Survey, and is often requested by lending and regulatory agencies in order to see that the foundation of the building under construction is not encroaching into any building setbacks.

 
ALTA/ACSM Survey

Commonly known as the "Cadillac of surveys," the ALTA/ACSM Survey is often preformed on commercial or residential properties of significant value.

Topographic Survey

"Topographical Survey: A survey of the natural and selected man-made features of a part of the earth's surface by remote sensing and/or ground measurements to determine horizontal and vertical spatial relations."

Topographic surveys are often requested by engineers and architects for planning and design purposes.  We utilize Autodesk Land Desktop software for 3D surface modeling and can easily deliver in your desired format.  Projects are generally referenced to the South Carolina State Plane Coordinate System (NAD 83)(CORS 96) and NGVD 29 elevation datum unless otherwise requested.
